Circa 2008, the thirty-one story high rise is constructed of composite floor decks supported by steel beams and columns. The new building houses a subgrade parking garage that extends into the vaulted spaces on all elevations, including sidewalks and alleys.
In 2018, K&H conducted a thorough condition assessment of the vaulted sidewalk and alley construction to identify deficiencies with the structural and waterproofing systems. The assessment revealed issues with the existing waterproofing membranes that were leading to premature deterioration of the structural framing systems on all elevations. Based on a mutually agreed upon scope, K&H developed a detailed repair program for the sidewalk elevations that included drawings, technical specifications, and detailed design requirements. The repair scope included targeted concrete repairs and limited removal and replacement of topping slabs and buried waterproofing membranes that enhanced the durability and waterproofing of the vaulted spaces while maintaining the esthetics required in the downtown district. In 2021, following the development of the rehabilitation program, K&H conducted a competitive bidding process where contractors were vetted, and the project awarded. During construction, comprehensive oversight ensured that repairs were executed per the requirements of the drawings and specifications including a large expansion of the drainage system. In 2022, K&H conducted a feasibility study to determine if the existing vaulted alley construction could support the installation of a concrete topping slab and the equipment required for its installation. Upon confirmation, K&H developed and implemented a repair program aimed at removing the poorly functioning asphalt topping slab and waterproofing, upgrading the drainage system, and installing a new waterproofing and concrete topping slab.
K&H provided a full scope of structural engineering services related to the development of construction documents and execution of construction services. Construction phase services included on-site review of repairs for conformance with design drawings, quantification, and tracking of repairs in addition to administrative tasks that included weekly progress meetings, field reports, and review of submittals, RFI’s, and pay applications, all done with the intent of extending the service life of the structures.
