The Imperial Towers Condominium Building, constructed in 1963, consists of two 29-story towers with reinforced cast-in-place concrete columns, slab edges, balcony slabs, walls with glazed brick infill panels, and aluminum-framed windows. Each tower features five tiers of concrete balconies, extending from the 6th to the 29th floor.

 

Our team developed a comprehensive multi-year facade repair program to maintain the buildings’ concrete and masonry cladding, allowing construction phasing based on repair urgency and the owner’s budget. Additionally, we initiated a window replacement program for the original 8,400 single-pane windows and doors, significantly enhancing thermal efficiency and resident comfort while improving the building’s appearance.

 

We also addressed the building’s roofing systems, which encompass various types including traditional built-up, ballasted, and buried waterproof membranes, covering approximately 90,000 square feet. Over the past decade, Klein & Hoffman has collaborated with the Association to provide reserve funding studies, roofing and waterproofing replacement, redesign and replacement of the main lobby/entry area curtain wall, entry doors, vestibule, and entry canopy, as well as life safety upgrades.
