Built in 1904, the structure at 161 West Harrison, also known as Market Square Lofts, is a twelve story condo development constructed of arched clay tile floor slabs supported by steel beams and columns. The building is a prominent historic structure in the Printers Row district of Chicago.

Klein and Hoffman (K&H) developed a rehabilitation program aimed at addressing deficiencies identified for a section of the vaulted sidewalk along Harrison Street. Due to the extent or deterioration, a full slab replacement was implemented that delivered a cost efficient repair with a life expectancy double of the original construction. After development of the repair program, K&H conducted a competitive bidding process and followed with construction administration services including on-site review of repairs for conformance with design drawings, quantification and tracking of repairs and administrative tasks including meetings, field reports, cost tracking, and review of RFI’s and pay applications.

As with most construction projects related to existing structures, demolition of the existing sidewalk uncovered unforeseen conditions. K&H worked diligently with the contractor to develop details addressing unforeseen conditions while minimizing cost impacts and schedule delays.
