Circa early 1970’s, the building is a 26 story reinforced concrete tower over a three (3) story podium housing parking and amenities. The two-way concrete floor plates are supported by concrete columns and steel brackets. The footprint of the tower extends beyond that of the tower at the podium level. The exposed parking garage roof houses a sundeck and private terraces.
 

In 2019 Klein and Hoffman (K&H) conducted a comprehensive condition assessment of the parking garage to identify deficiencies and areas requiring repair. The assessment revealed several deficiencies including concrete deterioration, cracking, and surface wear of the traffic bearing membranes due to exposure to environmental and operational stresses. Based on these findings, K&H developed detailed repair documents outlining the scope of work, technical specifications, and design requirements for the necessary repairs. The repair scope included targeted concrete repairs, the installation of a traffic-bearing membrane to enhance durability and waterproofing across the parking levels, and the application of a pedestrian membrane at the roof sundeck level to improve durability and aesthetics.
 
Following the repair planning phase, K&H managed the bidding process to ensure the qualified contractor interpreted the drawings and specification for the detailed repairs. Once construction commenced, K&H provided comprehensive construction administration services including verifying the execution of the repairs fell within compliance of the project specifications and industry standards. Our involvement included regular site visits, progress monitoring and coordination between the stakeholders to address challenges promptly and maintain project timelines. This integrated approach resulted in a rehabilitated parking structure that meets safety, functionality, and durability requirements, providing a long-term value to the client.
 
Execution of the repair program in a single phase required the removal of all vehicles from the garage premises. The project required careful consideration of the repair schedule to limit the time the garage was out of service. By working closely with the client to align on timing and project duration, the repair team was able to streamline operations and mitigate the impact on residents, ensuring a smoother process while maintaining high-quality results.
