Code Reviews

Building codes are intended to protect the health, safety, and welfare of the public. They define minimum standards for construction, including requirements for fire protection, egress, accessibility, energy efficiency, materials, and structural loads. A formal code review is typically conducted at the end of the design process during permitting.

 

Because codes are often open to interpretation and frequently updated, early review helps identify potential issues and avoid costly design changes. Addressing code requirements during the design phase allows for smoother project development and fewer delays down the line.

Plan Review Report

A Plan Review takes place when a residential or commercial unit owner proposes improvements to their portion of a shared or common property. Associations and building owners often establish Construction Rules and Regulations to guide the review process, creating a consistent and fair framework for evaluating proposed modifications.

 

Plan reviews typically happen in two parts:

  • Part 1: A review of submitted documents to compare the proposed changes against established Association standards.
  • Part 2: Site visits to observe whether the actual construction matches the approved design.

These reviews rely on input from licensed professionals—engineers, architects, and MEP/FP (mechanical, electrical, plumbing, and fire protection) engineers—who bring technical expertise to the process.
