This 39-story, 237-unit residential condominium tower was designed by Perkins+Will and completed in 2003. The façade construction is primarily exposed, cast-in-place, steel reinforced concrete shear walls, spandrel panels, balconies and slab edges, with aluminum framed glass curtain walls, windows and sliding glass doors and a five-story base component. The wall panels are generally organized in a 10-foot square grid pattern by horizontal and vertical reveals. Six different paint colors were utilized to accent various architectural elements throughout the building.


Professional Services

Klein & Hoffman was hired to perform a comprehensive facade investigation and determine a scope and extent of repair work. We investigated and designed repairs for the exterior concrete facades and windows. In addition, we coordinated and developed a repair scope, assisted the owner in bidding services, and performed construction administration services to monitor work for quality control and to quantify as a basis for payment to the contractor.
