Originally constructed in 1965, 1130 S Michigan is a high-rise apartment building with an attached three-story parking structure constructed of reinforced concrete, coated with a waterproofing membrane on the supported levels. It had been previously repaired, with a significant rehabilitation program in 2002 and a membrane recoat in 2008.


Professional Services

The repairs to the parking structure primarily consisted of concrete repair, scaled concrete repair in the basement, a new system of waterproofing membrane where it had failed or recoating where it was firmly adhered, plumbing work, new guardrail and various miscellaneous repairs. In order to meet Owner requirements, the construction was completed within approximately 4 weeks.

Klein & Hoffman designed appropriate repairs, managed the bidding process and provided construction services. With the compressed time line, it was critical to respond quickly to changing scope and Owner’s requirements so the Contractor is not delayed. K&H made sure everyone was on board, and worked with all parties to keep the lines of communication open.
