Constructed in the mid 1980s, this unique building has a reinforced concrete structure with post-tensioned floor slabs. Exterior concrete balconies and terraces are present on all facades. The high rise portions of the building are clad in a panelized Exterior Insulation Finish System (EIFS) while the parking structure is clad with a combination of brick and concrete masonry units. Approximately 725 residential units are located in the towers on floors six through 35. At the sixth floor level is an outdoor terrace and various amenities including an enclosed pool, whirlpool, tennis courts and community areas. Three levels of parking are located at the base of the building as well as various commercial areas serving the adjacent Atlantic City Boardwalk.


Professional Services

Klein & Hoffman was initially contacted to perform a Condition Assessment of the building envelope. Primary client concerns included ongoing water infiltration problems and areas of localized distress and deterioration for the towers, garage, and plaza. Our overall review identified key components and deficiencies contributing to the ongoing infiltration. Recommendations included a prioritized list of building systems and work tasks including roofing replacement, terrace repairs and EIFS replacement. Construction is set to begin in mid-March 2017.
