K&H served as the historic façade consultant for this project. Services provided included, but were not limited to: initial feasibility studies and cost estimates; close-up site investigations; determining levels of deterioration to the façade components; permitting procedures and meetings with the Historic Preservation Division of the Chicago Department of Planning and Development; developing multiple construction document sets for demolition and dismantling permits to reconstruction documents and details; presenting options for reconstruction details including affiliated costs; interviewing bidders; evaluating restoration contractor bids; and assisting with construction administration services. As part of a large development, the reconstruction of the historic façade involves coordinating with the Architect and their consultants including structural engineers, lighting designers, material suppliers, window and storefront subcontractors, masonry subcontractor, and general contractor. To align the historic façade with the new structure, Klein and Hoffman designed additional terra cotta modules that are sensitive to the original design intent and meet the preservation requirements for this project. Reconstruction of the historic façade was completed in summer 2017 for the opening of the new, redeveloped hotel, Viceroy Chicago.
