The 203 North Wabash Building is one of only two office buildings designed by Rapp and Rapp, renowned architects best known for movie theaters like the Chicago, Uptown, Palace, and Oriental Theater. The 203 North Wabash Building is a 23-story building with two stories of penthouse structures. Several floors and an additional penthouse structure were added during the conversion from an office building to a hotel in 2013-2014. The facades are primarily clad with brick and include ornamental terra cotta features, terra cotta parapet walls, terra cotta mock balconies, and terra cotta ornamentation. Substantial brick rebuilding and replacement of numerous pieces of the terra cotta extruded terra cotta or glass fiber reinforced concrete (GFRC) took place during the façade rehabilitation portion of the conversion from the office building to hotel.

Klein & Hoffman’s involvement consisted of the investigation of the facade conditions and design of the temporary stabilization systems for potentially hazardous conditions, preparation of reports that included repair recommendations and cost estimates, followed up by the preparation of repair documents and specifications, and continued through construction.
