Project Challenge:
Constructed in 1927, the Fern Rock General Repair Shop is the
only heavy repair maintenance facility to service Southeastern
Pennsylvania Transportation Authority's (SEPTA) Broad Street
Subway fleet; therefore, its continued operation is essential.
Roofing system failures and long-term water infiltration problems
prompted SEPTA to utilize Klein and Hoffman's (K&H) vast
experience in building envelope restoration to assist the design
team with masonry facade and gypsum roof deck repairs to mitigate
water infiltration and provide a safe working environment for
the shop personnel in this 155,000 square foot facility.
Project Solution:
K&H's scope of repair work included the reconstruction of
approximately 1,000 linear feet of parapet wall; repair of the
historic gypsum roof deck; installation of new expansion joints
in the facade; repair and replacement of glazed and polychrome
terra cotta ornamentation and replacement of deteriorated secondary
steel framing members.
In order to manage the multi-faceted elements of the necessary
repair work multi-prime construction documents were developed
to rehabilitate the deteriorated steel, masonry façade,
and replace the existing roof with a new roofing system designed
to eliminate water infiltration. Careful attention was also
paid to the materials and treatments used for the restoration
of the exterior façade. The restoration work was completed
within the established schedule and the available budget.
