Project Challenge:
Severe deterioration of the parking facilities and the concurrent conversion of the upper fifteen floors of the building to condominium units prompted the owner to pursue rehabilitative efforts on the garage areas of the building. Adding difficulty to the project was the need to maintain full operation of all retail space within the high-rise tower and the necessity to maximize the number of available parking spaces that would remain in operation in other areas of the garage during construction.
Project Solution:
K&H conducted an investigation to determine the scope of the necessary repairs. Our investigation and repair design appropriately addressed existing deteriorated components as well as the need for unique challenges, including enhanced structural code requirements and the difficulty to match the original aggregate utilized during the original construction in 1970. As a result of thorough concrete testing, development of a repair strategy, extensive quality assurance testing, and an ongoing exchange of information between all team members, project challenges were solved and the project was completed on time and within budget.
The project was honored with a 2008 Award of Excellence: Parking Structures Category from the International Concrete Repair Institute (ICRI).
