Prolonged exposure to moisture and de-icing salts resulted in severe deterioration of the three story parking garage and tennis court/pool deck, serving the 40 story condominium residents and the commercial space it extended over. To ensure a minimal impact on the commercial tenants and the owners in the residential tower a very detailed phased plan was developed which also incorporated maximum allowable spaces for cars. Repairs extended from top and underside concrete repairs to complete replacement of slabs and columns and structural upgrades.
