360 N Michigan is a 21-story landmark building located at the corner of Michigan and Wacker. Built on the former site of Fort Dearborn, it was originally designed as an office building. It is currently being converted into a hotel. The street facades are clad primarily in limestone, with decorative terra cotta coursings and enrichments at the 17th, 18th, and 21st floors.


Professional Services

Klein & Hoffman was hired to perform a comprehensive facade investigation and determine a scope and extent of work. We performed construction administration services including designating all repairs and ensuring the replacement limestone and terra cotta units matched the existing 90-year-old units. We were responsible for the following: investigating 100% of facades and cupola from scaffolds and inspecting underlying steel supports and lateral anchorage at intrusive inspection openings, preparing an investigative report that included a structured Work Plan and an opinion of cost, and representing Owner on technical issues at meetings with Chicago’s Landmark Commission.
