Project Challenge:
The near west side of Chicago has proven to be a rapidly regentrifying
neighborhood. The developer wanted a unique product that reminded
the condominium buyer of the old timber buildings, while providing
an elegant and refined space.
Project Solution:
With staff experience as trade carpenters and design experience
with heavy timber structures, Klein and Hoffman (K&H) was
uniquely suited to deliver a structural glulaminated system
that enhanced the architectural environment and improved the
saleable price per square foot, making this a profitable investment
for the developer.
Due to extremely poor soil conditions and adjacent site limitations,
K&H developed a cantilevered grade beam and pile cap foundation
system, thereby allowing for maximum site utilization.
K&H also developed a network of composite steel transfer
girders for the 2nd floor to economize the upper floors of
heavy timber framing while providing adequate space for driving
aisles in the parking garage below.
