Project Challenge:
Concerns about chronic condensation, water and air infiltration,
and the general condition and operation of the window and door
units prompted the Academy House Residential Condominium Association
to retain Klein and Hoffman (K&H) to perform a limited investigation
of the exterior window and door systems of this 37-story highrise
building. The building, designed in 1975 and located in a historic
district of the city, houses 576 residential units on 32 floors.
Project Solution:
In addition to evaluating a representative sampling of window
and door units, K&H also examined the exterior window sills,
exposed steel lintels and thru-wall mechanical sleeves at the
convectors in the residential units. The windows in the pool
area, the community room and the elevator lobbies on several
floors were also evaluated.
Rehabilitation or repair of the identified deficiencies was
considered but deemed too labor intensive and cost prohibitive.
Even with a comprehensive rehabilitation
program, the windows would continue to be thermally inefficient.
Based upon the results of the window investigation and K&H's
recommendation for a complete replacement of the existing window
and door systems, the association is currently budgeting for
the future window replacement program.
