Project Challenge:
This vintage 15-story condominium building's original wood windows
were in need of substantial maintenance and repair. In addition
to scraping, painting, and glazing putty replacement, windows
exhibited localized rot and deterioration. Conditions varied
widely throughout the building.
Project Solution:
Klein and Hoffman (K&H) developed a program to address the
needs of the condominium association as well as individual unit
owners. Rehabilitative efforts and/or complete replacement meeting
the association's guidelines were options made available for
each unit owner.
Replacement windows were aluminum clad products offering
a virtual maintenance free exterior while still retaining
the character of the interior wood.
A high performance window product was further customized
to match the original unequal sash layout. Muntin divisions
and profiled panning were added to replicate the original
wood brickmolds. The result was a replacement window system
offering the latest options and energy efficiency that exists
adjacent to the original wood windows thereby maintaining
the vintage character of the building.
