Project Challenge:
The original windows on this early 1960's condominium building
were steel framed with single pane glass. Ongoing scraping and
painting maintenance, necessary frame repairs as well as isolated
glass breakage continued to occur and increase as time passed.
Klein and Hoffman (K&H) was retained to put a halt to this
escalating maintenance cycle.
Project Solution:
Window performance and overall building aesthetics were key
considerations when developing the replacement program. Key
improvements included alteration of original framing sightlines
and elimination of select mullions to maximize visible glass
area.
Additional improvements included integration of existing
AC mechanical units to remain and reinforcement of the existing
masonry walls with steel framing concealed below the new window
systems.
Custom aluminum sill profiles were also detailed to duplicate
original stone sills thus minimizing future maintenance issues.
K&H worked with the condominium association to select
a color-matched two-tone paint system and high performance
low-e glass to complement the building's existing brick facades.
