Project Challenge:
Willow Square Condominiums is a residential complex comprised
of four separate buildings.
Building One was originally constructed as several individual
structures along the east elevation. Brick masonry fire walls
intersect the overall roof system at irregular locations. Roof
drainage patterns are also irregular. The individual condominium
units have access to private decks via roof scuttles. The roof
was originally comprised of a modified bitumen membrane over
a spray-foam insulation roof over an insulated built-up roof.
The condominium association was searching for an engineering
firm to perform a visual survey of all Building One roof areas
in order to document the existing roof configuration and identify
atypical conditions which could adversely affect the long-term
performance of a new roofing system.
Project Solution:
After a full investigation, Klein and Hoffman (K&H) recommended
the complete removal of the existing roof system down to the
structural wood deck and the installation of a new multi-layered,
modified bitumen roof membrane.
