Project Challenge:
Soon after the 45-story reinforced concrete tower was opened
to residential occupancy in the spring of 2004, there were numerous
complaints of water ponding on the typical balconies and significant
water infiltration into the typical residential and penthouse
terrace units. Klein and Hoffman (K&H) was retained to perform
an evaluation and develop a recommended repair/remediation program
to correct these persistent water problems.
Project Solution:
Site visits were conducted to examine representative conditions
at unique balcony and terrace configurations. K&H held interviews
with maintenance personnel and took representative photographs
to document the existing conditions. Original construction data,
subsequent repairs, test reports and product data were also
reviewed during the investigative process.
A report was issued to the building management detailing
the causes of the observed water infiltration, the suitability
of previously proposed remedial measures and the recommendations
to correct the existing drainage and concrete deficiencies.
K&H was also asked to evaluate loose davit connections
reported on the roof of the building. A field investigation
was performed and load tests were observed to verify the adequacy
of these connections. The scope of work was expanded further
to include the development of a testing program to determine
the structural capacity of the davit connection system for
the entire building.
