Project Challenge:
Loose concrete and severely rusted balcony handrails posed a
public hazard and water infiltration caused serviceability problems
for this building.
Project Solution:
Klein and Hoffman (K&H) investigated the building and determined
that the water infiltration and deterioration were due to original
design/construction deficiencies, deferred maintenance and environmental
conditions.
K&H engineered a comprehensive concrete repair program for
the balcony slabs and columns that included the addition of
waterproof coatings. Masonry repairs, focused on water infiltration
problems, were also incorporated into the rehabilitation work.
To complete the upgrade of the facades, a window replacement
program has been undertaken. The goals for the replacement effort
include: improved energy efficiency; improved serviceability
(water infiltration and air exfiltration); ease of operation
and maintenance and enhanced serviceability.
For both the facade repair and window replacement projects,
K&H provided a full roster of engineering services including
an investigation, preparation of bid documents, bidding assistance
and services during construction.
