Project Challenge:
The aging, built-up coal tar pitch roof on this 17-story Streeterville
residential high-rise was failing, resulting in numerous leaks.
The condominium association looked to Klein and Hoffman (K&H)
to provide the architectural/engineering services necessary
to identify the source of the problem and restore the integrity
of the roofing system.
Project Solution:
K&H performed a full evaluation of the existing roof system's
condition, developed a repair/replacement strategy, prepared
an opinion of cost for the recommended work plan and repair/bid/permit
drawings and specifications and provided bidding and construction
administration services.
The roof replacement totaled approximately 12,000 square
feet. K&H specified a modified bitumen system, which was
torch-applied to minimize the inconveniences inherent with
mop application.
Additionally, compliance with the newly enacted City of Chicago
Energy Code mandated the installation of a 9-inch thick layer
of rigid insulation and a cap sheet that conformed to reflectivity
standards.
Several roof drains were damaged, as were large areas of
the parapet and brick masonry. These areas were also addressed
during the roof replacement program.
