Due Diligence Report:
A Due Diligence Report discloses a real estate property's
physical condition at the time of sale or new ownership acquisition.
K&H conducts a walk-through survey of the property, interviews
appropriate sources, and reviews available documentation for
the purposes of developing an opinion as to the subject property's
condition, and offers opinions of probable costs to remedy
any material physical deficiencies observed. The report serves
as a useful tool to both sides of a real estate transaction
to assist in establishing an accurate value of the property
and to make known the potentially necessary short-term maintenance
expenses.
Pre-Purchase Review:
A Pre-Purchase Review is a beneficial document to the buyer
in a real estate transaction. The report serves as an independent
review of the condition of the property for comparison with
the condition as represented in the Sale Offering Documents.
A pre-purchase review is based on an evaluation of available
documentation pertaining to the building components and systems,
and the conditions observed during an on-site visit to the
subject property. The Pre-Purchase Review Report includes
the engineer's opinions and recommendations relating to the
general condition of the building components and systems,
the scope of needed repairs and/or maintenance, and estimated
costs to complete the recommended projects. The report may
then serve as a basis for negotiating the terms in a real
estate sale.
Reports created for due diligence efforts and pre-purchase
reviews are of such a specialized nature and protected by
contractual non-disclosure terms that K&H has elected
not to present representative samples for this report category.
